What flex is
Single-story buildings with a mix of office build-out and warehouse / shop space, usually 2,500–25,000 SF per tenant. Drive-in or dock loading, surface parking, and a build-out flexibility you don't get in traditional Class A office.
Who it fits
Growing companies that need a shop, lab, or storage component alongside their office. Established firms re-evaluating an oversized HQ. Anyone whose work doesn't fit cleanly into "office" or "warehouse."
What I do
I represent tenants — landlords pay the fee, tenants get an advocate. Site search, market analysis, lease negotiation, and the parts of the deal that don't show up in the term sheet.
